Deixar de banda la perspectiva del consumidor ha impedit la seva evoluci\u00f3 i que h\u00e0gim trobat a faltar el dinamisme del qual durant tants anys ha gaudit.<\/span><\/p>\n<div style=\"text-align: justify;\"><\/div>\n<p style=\"line-height: 16pt; text-align: justify;\"><span style=\"font-size:130%;\"><span style=\"font-size: 11pt; font-family: Arial;\">Aquesta orientaci\u00f3 al client passa, en primer lloc, per assumir que el consumidor est\u00e0 canviant els h\u00e0bits, la cultura de l&#039;oci i la forma d&#039;entendre la relaci\u00f3 amb el centre comercial. El mateix caf\u00e8 per a tothom comen\u00e7a a no tenir sentit.<\/span><\/span><\/p>\n<div style=\"text-align: justify;\"><\/div>\n<p style=\"line-height: 16pt; text-align: justify;\"><span style=\"font-size:130%;\"><span style=\"font-size: 11pt; font-family: Arial;\">El fet que l&#039;estrat\u00e8gia de marca es base m\u00e9s en el concepte de quantitat (m\u00e9s metres<sup>2<\/sup>, m\u00e9s locals, m\u00e9s sales de cinema, m\u00e9s falques de r\u00e0dio, m\u00e9s aflu\u00e8ncia, m\u00e9s promocions, m\u00e9s\u2026) i no tant en el de qualitat (target a qu\u00e8 atrauem, servei, arquitectura, oferta comercial, accessibilitat, gesti\u00f3 mediambiental\u2026), apel\u00b7lar a satisfer la necessitat racional del consumidor i defensar el nostre territori f\u00edsic per por que la compet\u00e8ncia l&#039;ocupi, en comptes de crear una connexi\u00f3 emocional, duradora i conquerir un lloc al cor del client (del veritablement rendible), propicia que les \u00e0rees d&#039;atracci\u00f3 siguin cada cop m\u00e9s petites, que els temps d&#039;estada s&#039;escurcin, que molts centres es percebin com a cl\u00f2nics i que la principal i, en alguns casos, pr\u00e0cticament l&#039;\u00fanica ra\u00f3 de visita sigui la proximitat.<\/span><\/span><\/p>\n<div style=\"text-align: justify;\"><\/div>\n<p style=\"line-height: 16pt; text-align: justify;\"><span style=\"font-size:130%;\"><span style=\"font-size: 11pt; font-family: Arial;\">Fa uns dies la meva filla de 8 anys em va preguntar per qu\u00e8 era del Bar\u00e7a vivint a Madrid. Vaig intentar respondre com vaig poder al\u00b7ludint a les raons per les quals sent nen, vivint fora de Madrid, m&#039;havia fet aficionat a aquest equip.
